Dallas Rental Property Calculator: Model Cash Flow and Cash-on-Cash Return
Use Your Own Verified Assumptions
The calculator below is an editable illustration, not a Dallas market forecast. Replace every default with the figures relevant to the property and proposed financing. It does not estimate appreciation, future sale proceeds, tax benefits or a total investment return.
Verify leases and permitted use, rent collections, property-specific tax and insurance estimates, association costs, management, maintenance and condition. Keep upcoming capital projects and reserves visible rather than assuming gross rent becomes spendable income.
Understand the Measures
Annual scheduled rent is monthly rent multiplied by 12. This model reduces it by your vacancy allowance, then subtracts annual operating expenses to estimate net operating income before financing, capital reserves and income tax.
Cash flow here subtracts annual debt payments and the capital reserve from that operating income. Cash-on-cash return divides that cash flow by your initial cash invested. Initial cash should include the down payment or cash purchase funds, acquisition costs and initial work you choose to include.
Keep the Definitions Consistent
The displayed cap-rate ratio divides this modelās net operating income by purchase price. Gross rent multiplier divides price by scheduled annual gross rent. Neither measure includes every acquisition or future ownership cost.
Enter debt payments consistently with your operating expenses so taxes or insurance included in a payment are not counted twice. Operating expenses should exclude those debt payments and the separately entered capital reserve.
Compare Scenarios Without a Guaranteed Outcome
Test lower collected rent and higher expenses as well as your central assumptions. Negative cash flow remains a loss in this model; a positive result does not establish that the property is suitable or that the assumptions will occur.
Read the gross rent multiplier explainer for the limits of gross-rent comparisons. Use IRS rental-property resources and your tax professional for reporting and tax questions; this calculator does not calculate income tax or depreciation.
