Living in Carrollton: Compare Home Age, Suite Placement and Moving Needs

Start With How the Home Will Work for You

Write down essential room placement, work or bonus space, garage capacity, outdoor use and moving dates. Separate requirements from preferences and future projects. Use the Carrollton neighborhood hub to organize a shortlist, then evaluate the actual homes rather than assuming one citywide description fits every residence.

The Wellington Run guide and Northside Place guide provide two different research samples. Compare construction periods, layouts, condition and installed equipment with your priorities; the most useful choice depends on the actual property and responsibilities.

Read the Sales Samples With Their Dates

Research guide Historical sample Median sale price Median sold-home size
Wellington Run guide 60 sales Ā· January 24, 2024–October 10, 2026 $515,000 2,522 sq ft
Northside Place guide 13 sales Ā· April 1, 2025–June 30, 2026 $810,000 3,301 sq ft

Observed construction years were 1993–2015 in the Wellington Run sample and 2025–2026 in the Northside Place sample. These figures describe the homes sold in those periods, not every home in either area, current availability or a ranking of value. Use suitable current listings and property-specific comparable sales for a present decision.

Compare Suites, Stairs and Flexible Rooms

Wellington Run research includes selected main-level ensuite bedrooms and flexible front rooms, while some primary suites are upstairs. Selected properties also have game rooms, media rooms or dedicated offices. Verify the exact placement and dimensions rather than relying on a total bedroom count.

Northside Place describes selected main-floor primary suites, additional downstairs guest bedrooms with ensuite baths and upstairs game or media rooms. Walk the route between the garage, kitchen, laundry and bedrooms. Consider how stairs, privacy and circulation affect the spaces you will use daily.

Separate Renovated Features From System Condition

Wellington Run includes examples with remodeled kitchens, updated roofs or mechanical systems, energy-efficient windows and other improvements. Confirm which work applies to the actual listing, its date and available supporting records. A refreshed kitchen does not establish the condition of unrelated systems.

Northside Place research includes selected two- and three-car garages, tankless water heaters and other installed equipment. For a recently built home, compare the completed property with its specifications and obtain relevant inspections. A plan name or construction year alone does not establish every feature or the maintenance budget.

Review Outdoor Use and Ownership Obligations

Wellington Run includes selected pools, spas, covered patios, pergolas or outdoor kitchens. Northside Place offers covered-patio, fenced-yard and differing lot-size examples. Check actual usable outdoor space, drainage, equipment and upkeep; a feature found in one historical sale is not standard throughout the neighborhood.

Review survey, restrictions, current association documents and applicable records before relying on an addition, conversion or parking change. Collect address-specific insurance, parcel-cost and maintenance estimates. Keep purchase cash, recurring expenses and intended improvements separate, and avoid double counting escrow amounts.

Test the Routine and Coordinate Agreed Possession

Decision Property-level check
Regular travel Routes at relevant times, return trip, tolls and parking
Services Utility providers, connections and maintenance responsibilities
Attendance eligibility Exact address and current district arrangements if relevant
Condition Inspections and estimates for essential work
Move timing Contract dates, agreed possession, movers, utilities and storage

A target closing date does not guarantee immediate access. Arrange the move around agreed possession terms and account for essential work or temporary storage. My Carrollton Realtor services can help buyers compare suitable homes and sellers prepare against their actual competition.
