Knox Street & Henderson Avenue: Start With the Side

The Knox Side

Knox Street sits west of US-75, connecting the commercial district with the Katy Trail area. For buyers looking at condos and other attached homes, building-specific details matter: assigned parking, guest access, elevators or stairs, outdoor space and the maintenance included in dues.

Use the Knox Street map and directory to orient yourself, then walk the actual route between a prospective home, shops and trail access. A nearby destination does not establish a direct or convenient pedestrian route.

The Henderson Side

Henderson Avenue runs east of the expressway toward Greenville Avenue. This side connects with residential pockets including Vickery Place and the broader Lower Greenville area. Compare older houses, newer construction and townhouse-style properties on the streets around the corridor.

Check the position of a home relative to restaurants, parking lots and service access. The individual block can affect privacy, driveway access and the amount of commercial activity around the property.

Compare the Housing Choices

Houses Around Henderson

The Henderson corridor sample includes 175 house sales. Compare older rooms and later additions with newer floor plans, especially bedroom placement, storage, laundry access and the connection between kitchen and living areas.

Check available renovation records and inspect major systems. If you are considering exterior changes, verify the address’s zoning and any district requirements before relying on an addition or garage plan.

Townhouses

Townhouse sales around Henderson had a median interior size of about 2,042 square feet in the period reviewed. Test the stairs, entry level, garage configuration and bedroom separation. A rooftop terrace and a ground-level yard serve different needs.

Ask which exterior components and expenses belong to the owner and which are shared. Confirm any association obligations and the legal description.

Condos Near Knox

The Knox corridor’s 32 condo sales had a median interior size of 1,854 square feet. Buildings and floor plans still vary, so compare the specific unit, its position within the building and the parking rights that transfer with it.

Review dues, reserves, insurance, planned work and special assessments. Check the route from parking to the unit, guest access, storage and any rules affecting your intended use.

Townhouse-Style Condos

A multilevel property with its own garage may still have condominium ownership. Exterior appearance and floor plan do not establish whether the owner holds the lot or shares land and building components.

Review the deed and association documents. A reported condo lot area can describe shared property and should not be interpreted as a private yard.

Source: MLS closed residential sales, updated October 17, 2026. Full-period medians are not current asking prices, a valuation or a price-trend calculation. CDOM means cumulative days on market. One negative condo CDOM entry was excluded from that metric only. Property types follow MLS classifications. Transactions are counted, so a property may appear again if it sold more than once. Coverage uses reported coordinates and Dallas city labels.

Parking, Outdoor Space & Ownership Costs

Property Access & Shared Spaces

Visit the garage and test its dimensions and approach. With a condo, confirm assigned spaces, access controls and guest arrangements. With a townhouse, check tandem versus side-by-side parking and the stairs between the garage and living space. With a house, compare driveway, street and any alley access.

Decide What Outdoor Space You Need

A balcony, roof deck, enclosed patio and lawn have different maintenance and privacy considerations. Check usable dimensions, drainage, shade and the view from neighboring windows. Verify the exclusive-use rights and maintenance obligations for a condo terrace or patio.

Compare the Whole Monthly Budget

Review property-specific taxes, insurance, association dues and expected maintenance alongside the purchase price. Ask what the master insurance policy covers and what remains the unit owner’s responsibility. Review planned capital work and assessments before comparing two units on dues alone.

For a house with renovation plans, establish the property’s district and project requirements through the City of Dallas conservation resources. An address near Vickery Place does not automatically have the same rules as every neighboring block.

Katy Trail Access & Everyday Routes

Knox Henderson Homebuying Questions

Are Knox and Henderson the same neighborhood?

The name joins two connected corridors across US-75. Their nearby buildings, housing mix and ownership arrangements vary, so this guide distinguishes the two sides and defines its sales coverage.

Is a townhouse-style property always a townhouse?

No. A property with multiple floors and an attached garage can have condominium ownership. Confirm the legal description, association documents and maintenance obligations.

Can I use the Henderson house median to price a Knox-side house?

No. The sample contains 175 Henderson-area house sales but only four near Knox. Use current, relevant property-level comparisons for a particular Knox-side house.

Do homes near Knox use Highland Park schools?

Do not infer school district or assignment from proximity, a ZIP code or a neighborhood label. Verify the exact address with the relevant school district before relying on an assignment.

What should I check before buying a condo?

Review the unit, parking, storage, insurance, reserves, dues, planned work, assessments and rules. Compare the building’s obligations with the costs and responsibilities that remain yours.

Addition Names Around Henderson and Fitzhugh

Alcott/Fitzhugh Heights, Elk Hill, Interurban Hills and Levingston or Livingston Place are names that can appear in property records around the wider Henderson and Fitzhugh comparison. Confirm the address and recorded plat before treating a spelling variation as the same addition.

Compare houses, townhomes and condominiums separately. A development or condominium-project name does not establish a separate neighborhood or a detached-house market. Use Lower Greenville for the wider corridor context and evaluate parking, outdoor use and any shared-maintenance obligations at the individual property.
