Historical detached-house transactions from November 2, 2023 through October 17, 2026. Condominiums and townhouses are excluded. Guide coverage differs and can overlap; do not add the counts or interpret these selected searches as a complete citywide ranking.
Median and Average Are Different Measures
A median is the midpoint of the reported transaction prices. It is not the arithmetic mean, a price per square foot or the expected price of the next listing. A guide reporting a median should not be relabeled as an average.
These full-period figures combine different transaction dates, conditions, sizes and improvements. Repeated sales count as separate transactions. Compare a suitable period and the same property type when choosing individual comparables.
Keep Property Types and Search Coverage Consistent
A detached house should not automatically be compared with a citywide figure that mixes condominiums, townhouses and houses. Broad area names can also cover separate additions with different housing histories.
The Dallas higher-end housing comparison explains selected searches and distinguishes the Park Citiesā mixed-property summaries from the specified Dallas house figures. Read each guideās coverage before comparing its numbers.
Compare the Actual Home and Ownership Costs
Review the floor plan, documented improvements, inspection findings, garage access and usable lot. Similar interior sizes or a shared neighborhood label do not establish equivalent condition or a common value.
Put the price beside property-specific taxes, insurance, association obligations and maintenance in the Dallas ownership budget. Use recent relevant individual sales and current alternatives to evaluate a particular residence.
