Dallas-Area Gated Communities: Neighborhoods and Homes to Explore

Dallas-area gated communities offer several distinct ways to live: a custom estate in Dallas or Plano, an established golf-course neighborhood in Irving or Frisco, newer construction in McKinney, or a lakeside home in Rockwall. The gate is only one part of the setting. Architecture, landscape and the community around the house give each place its identity.

This guide covers selected communities in Dallas, Collin, Denton and Rockwall counties, excluding Tarrant County. Start with the residential setting and the places you need to reach, then explore the linked neighborhood guides and available homes.

Dallas and Irving: established neighborhoods and estate homes

Glen Abbey — Dallas

Glen Abbey offers an estate-home setting in Far North Dallas near Keller Springs Road. Substantial custom houses, mature trees and creek-side sites give the community a more individual architectural character than a neighborhood built around a small set of repeated plans. Traditional detailing, generous interiors and outdoor entertaining spaces are part of the housing search here.

Explore Glen Abbey

Explore Glen Abbey when you want a gated Dallas address with the scale and grounds of a custom estate. Private pools, landscaped gardens and the relationship between the house and its site can be as important as the interior rooms.

Lake Forest — Dallas

Lake Forest sits at Forest Lane and Hillcrest Road, with lakes and landscaped grounds woven into its residential setting. Its sections include The Estates, The Park, Lake Forest and The Glen. Attended entrances and a range of house sizes give it a different character from a small enclave of large estates.

Explore Lake Forest

The choice here can be between a more compact residence and a larger home within the same broader community. Lake Forest is worth exploring when landscaped surroundings and an established North Dallas location matter alongside the house itself.

Hackberry Creek is an established gated country-club community in Irving. Traditional detached houses, mature landscaping and golf-course surroundings give it a different feel from the newer communities farther north. Renovated residences and houses retaining more of their original interiors offer several approaches to buying here.

Explore Hackberry Creek

Fairway and water settings can be a defining part of an individual property, while other homes face residential streets. The country-club environment is central to the community’s identity; club membership and its charges are separate from the home purchase and association obligations.

Frisco and Plano: custom homes, established amenities and estate lots

Starwood — Frisco

Starwood combines custom homes and mature landscaping with a substantial collection of community amenities. Gated access, a staffed main entrance, trails, tennis courts, a pool, fitness facilities and a clubhouse form the setting around the houses. One-story residences and larger two-story homes provide different ways to find space in this established Frisco community.

Explore Starwood

The attraction is the combination of an established custom-home streetscape and shared recreation. Homes with extensive patios, pools and outdoor entertaining areas add a more private alternative to the community facilities.

Newman Village — Frisco

Newman Village has a recognizable design identity built around architecture, landscaped gathering spaces and a village-style plaza. European and Mediterranean influences, sculpture and formal garden elements distinguish its streetscape from a conventional suburban subdivision. Gated entrances reinforce the sense of a defined residential community.

Explore Newman Village and the Homestead

Established resale homes and the separate Homestead custom-home area offer different ways to buy into that setting. The Homestead continues the emphasis on individual architecture; its construction opportunities should be considered separately from completed homes elsewhere in Newman Village.

King’s Gate — Plano

King’s Gate is a gated and guarded estate-home community in Plano. Large custom residences, extensive landscaped grounds and creek-lot settings distinguish it from neighborhoods centered on smaller suburban homes. Substantial outdoor living areas and private pools often contribute to the estate character.

This is a focused choice for a buyer who wants the house and grounds to be the main attraction. Architectural design, the scale of the site and the relationship between indoor entertaining rooms and outdoor spaces help distinguish one property from another.

McKinney: newer construction and larger-lot alternatives

Aster Park — McKinney

Aster Park offers a newer-construction alternative in McKinney, with several builders and a range of house designs. The community is planned around private gated entrances, a clubhouse, pool and trails. Its appeal begins with newer floor plans and finishes within a coordinated residential development.

Explore Aster Park

Builder, section and construction stage create meaningful differences within the search. Review which entrances and amenities are operating and which remain planned when comparing a completed home with a home still under construction.

Waterstone Estates — McKinney

Waterstone Estates is a gated custom-home community in McKinney with larger homesites and a more spacious residential character. Substantial houses, private pools, broad patios and generous garages appear in the housing mix. A park, playground and private fishing lake add shared outdoor destinations.

Explore Waterstone Estates

Consider Waterstone Estates when room around the house is a major part of the brief. The setting offers a different direction from a more compact amenity-centered development, and it should be kept separate from similarly named Waterstone communities in Frisco.

Flower Mound and Rockwall: golf-course and lakeside settings

The Estates at Tour 18 — Flower Mound

The Estates at Tour 18 combines a guard-gated entrance with custom estate houses and a golf-course landscape in Flower Mound. Larger sites, mature planting and substantial outdoor living spaces create an expansive setting. Fairway views and private pools contribute to the appeal of some properties.

Explore The Estates at Tour 18 association

Original houses and extensively renovated residences provide different expressions of the community’s estate-home character. The golf course shapes the scenery, while the terms of golf access remain a separate consideration from association membership.

Chandler’s Landing — Rockwall

Chandler’s Landing brings a lakeside setting to the gated-community search in Rockwall. Its relationship to Lake Ray Hubbard distinguishes it from the estate and golf-course communities elsewhere in this guide. The housing includes more compact residences, renovated houses and larger multi-level homes.

Explore Chandler’s Landing

Water views, waterfront frontage and a home’s position within the neighborhood create different living experiences. The lake-oriented setting is the common thread; marina, club and other facility access should be checked for the particular property.

Age-restricted options: identify the community rules early

Robson Ranch Texas and Heritage Ranch are marketed as 55+ communities. Confirm the current occupancy requirements directly with the association when considering a home.

Robson Ranch Texas — Denton

Robson Ranch Texas is a gated 55+ community in Denton organized around recreation and resident activities. Golf, a clubhouse, fitness facilities, courts and creative-arts spaces give it a broad activity-centered identity. Houses include two-bedroom plans with studies, covered patios and larger residences with additional living space.

Explore Robson Ranch Texas

This is a useful option when you want the community’s activities to be part of everyday life, alongside a detached home. The choice of floor plan and outdoor space helps narrow the housing within that wider resort-style setting.

Heritage Ranch — Fairview

Heritage Ranch is a gated 55+ community in Fairview with golf, walking trails and recreation facilities. Detached homes include two-bedroom-and-study layouts, patios and manageable yard areas. It offers an established recreation-oriented setting within the Fairview part of the Dallas-area search.

Explore Heritage Ranch

The combination of a detached residence and shared activities is the starting point here. Compare the house designs and outdoor spaces with the way you want to spend time at home and within the community.

How to narrow the list

Begin with the setting: Glen Abbey and King’s Gate for an estate-home search; Lake Forest for landscaped North Dallas surroundings; Hackberry Creek, Starwood and Tour 18 for established recreation-oriented communities. Aster Park and Waterstone Estates offer different McKinney choices, while Chandler’s Landing brings the lake into the comparison. Robson Ranch and Heritage Ranch have their own 55+ occupancy requirements.

For your shortlist, confirm gate staffing and hours, visitor procedures, dues, assessments, street and yard maintenance, and which facilities the address can use. Separate club or golf charges from association dues, and verify the current occupancy rules for age-restricted communities. A gate controls access; it does not guarantee safety.
